For any Land Listed on 1acre.in, we conduct a standardised Preliminary verification process that checks for - ownership, 'whether prohibitory category', extent, whether the survey number matches with the listing's location.

Additionally, for Lands listed inside the developer dashboard, we check the site map (or the survey plan). In case the land is listed by and agent, we also take a letter of declaration from the Agent, confirming their direct access to the Land Owner. We conduct additional enquiry with the Agent on more specifics of the land like the Frontage, access, the ownership structure etc. to gauge an agent's direct knowledge of the Land.

Supplementing our verification process, we also have a feedback based improvement system. Our 'report listing' feature helps us further better the quality of listings and sellers across the platform.

A subscription to the Developer Dashboard provides you with: Access to all verified Land listings suitable for a Developer (Joint Development or outright purchase). Access to all Map Layers, including Masterplans, Survey No.s, Roads, and upcoming infrastructure. For each listing, clear owner terms, development ratios (for JD Lands), site plans superimposed on the satellite map, and 1acre's commentary on the Land. Future access to more tools that Developers can use, which will be made available inside the Developer Dashboard.

With the Developer Dashboard Subscription, you get access to all Cities. A lot of Developers operate across cities (or ) are constantly considering multiple cities. Even if you plan on operating only out of one city, we believe it will help if you can access all cities, so you can have a good understanding of the trends and opportunities across other markets.

Along with accessing the Lands in your interest area, you can also know which Zone the land falls into, in the masterplan, the survey numbers, roads and the upcoming infrastructure projects coming around that Land, all on the satellite map. Knowing all these factors is the most critical to evaluating the purchase of any Land. Especially for a developer, the value is only unlocked by realising the built space. The 'built space output' strictly depends on the zoning and the by-laws and knowing them and various other factors for evaluating a land becomes critical.

Our internal GIS team takes survey sketches and digitises them, superimposing the property onto the satellite map. This allows you to see the exact frontage, width, shape, dimensions & the approach road of the land before you even visit the site.

1acre provides more geospatial intelligence for each Land listed, apart from the details shared by the seller. Processing the data we have and by fetching from various other public and paid sources, we gather more information about the Land and present it to the buyers. If a Land is listed by an agent, he or she might charge a commission from the Buyer. For the Lands that are facilitated by 1acre.in, we do charge a transaction fee of 1% for an Outright purchase and a 2% for a Joint Venture Deal, from the Buyer side.

When you contact the seller for any Land, please do talk about their charges during the initial conversation, to avoid differences at a later point of time. We advise the same to the sellers.

As a neutral platform, we always let the seller decide the price, because price varies on a lot of attributes. If it's way off compared to the surrounding prices, we do tell the seller to correct. Our Map based discovery helps the buyers to see all the surrounding lands, so the buyer can easily compare the prices of the nearest lands and talk to the seller accordingly. Our discovery system helps establish a neutral and meritocratic marketplace, so the information asymmetry is removed and both buyers and sellers can talk to each other, with more information.

Usually, in any city, we have more Lands listed for Outright purchase, as it is the nature of the market. A Land Owner would naturally try to exit with full money, when he or she does not know workings on the development side. As we Organise the market and make it more transparent, we believe the shift happens more towards Joint Developments Agreements. Even when a Land is up for an Outright purchase, a good developer can always talk to the Land Owner with new and improved terms. And although a JDA is more preferred, if you are a developer, we do not want you to miss out on the initial discovery of all the opportunities available in your area of interest.
